Job Description:

  • To carry out the directives of the general manager of the property, arrange the work of all the personnel of the engineering department. Responsible for the external contacts related to the engineering of the management center.
  • Responsible for the normal operation of the mechanical and electrical equipment in the building and to formulate the monthly, quarterly and annual plans of the department, including the budget for maintenance of the project.
  • Audit and approve the professional engineers to formulate the daily operation, maintenance and inspection system of mechanical and electrical equipment, and urge the engineering staff to implement it seriously.
  • Liaise and negotiate outsourcing maintenance service providers and participate in contract negotiations.
  • Develop safety work system and emergency handling procedures to direct subordinate employees to solve all kinds of unexpected incidents in the property and properly handle afterwards.
  • Supervise and inspect the behavior, attendance, clothing and discipline of employees in the Department.
  • Check all kinds of work reports of subordinates and submit weekly, monthly and annual project reports to general manager of property regularly.
  • Organize the training of department staff to continuously improve the comprehensive professional quality and service level of department staff.
  • Coordinate with the relevant government functional departments to ensure the establishment of water, electricity, air conditioning, elevators, fire protection, technical and satellite reception and environmental protection facilities in the building.
  • Establish a system of customer maintenance declaration and complaint handling to ensure that all maintenance orders and complaint calls can be satisfactorily answered and resolved.
  • Insist on going deep into the site every day, spot check the implementation of various works, find problems and deal with them in time.
  • Adopt reasonable suggestions and handling user complaints.
  • Other work arranged by superiors.

Job Requirement:

  • Educational background: Mechanical and electrical or related majors, university degree or above.
  • Age: under 45 years old.
  • Working experience, professional knowledge: working as an engineering manager in property management industry for more than three years, intermediate engineer or above, with LEED AP BD+C or O+M is preferred.
  • Language ability: better expression and writing ability.
  • Comprehensive ability requirements:
    • Familiar with property engineering and equipment construction, maintenance and management expertise, electrical heating or water supply and drainage a professional expertise, with the ability of independent leadership to carry out work.
    • Have rich experience and strong ability of organization, coordination, comprehensive management and communication.
    • Strong comprehensive coordination ability, able to independently take charge of the organization and implementation of larger projects.
    • Master relevant policies and regulations, possess professional spirit and good professional ethics.
    • Effective communication with owners and households, organizational and managerial skills and written expression skills.
