Benefits of Green-Certified Office Buildings with Column-Free Floor Plates

The office market in Viet Nam continues to record stable growth and it outperforming regional peers thanks to high-quality products and sound demand. For the past five years, Viet Nam has made significant strides in its green supply to meet the growing demand for ESG-compliant properties. At the start of 2023, more than 20 offices in Ha Noi and HCMC had international green certificates. This has expanded the options for businesses looking for projects that ensure flexibility, a healthy working environment, minimise operating costs and reduce negative impacts on the environment. 

Column-free floorplates: A flexible solution for office design 

Flexibility in an office creates a creative working environment that can promote productivity and collaboration. To be flexible, offices need an area large enough to arrange the office space. Therefore, offices with column-free floorplates or those with columns in corners help businesses optimise space use, minimise office rental costs, and create conditions for building additional space to meet other necessary needs. 

In addition, offices with column-free floorplates maximise natural light and allow fresh air to circulate throughout the space.

Reducing Costs with Green-Certified Offices 

Savills Q4/2023 Real Estate Market Report showed that green-certified projects such as Capital Place and Lancaster Luminaire were particularly popular with tenants and had the most transactions in 2023. 

The benefits of green office models are as follows:  

  • Create a healthy working environment: Some green buildings use air purifiers to ensure clean air. In addition, green spaces are built for tenants to enjoy natural green spaces within the building, which helps to improve health and increase satisfaction and comfort for employees. 
  • Reduce CO2 emissions & carbon footprint: Green buildings often use environmentally friendly materials such as wall panels, eco-friendly paint, sound and heat insulation materials, double heat and sound insulation, and UV protection. These features support resource efficiency and a comfortable working environment. 
  • Reduce operating costs: Green office buildings are often equipped with intelligent energy control and use systems, supporting optimal efficiency in the use of electricity and water equipment, thereby saving related operating costs. 

Savills ESG Report shows that Viet Nam had 20 office buildings with LEED or Green Mark certificates by Q2/2023. International companies from the US, Europe, Japan, and Singapore are actively looking for environmentally friendly office projects in Viet Nam and are willing to pay higher rents for green-certified buildings. However, according to Savills Asia Pacific ESG Spotlight, compared to neighbouring cities like Bangkok, Singapore, Jakarta, and Kuala Lumpur, green office stock in Ha Noi and Ho Chi Minh City is small. 

However, by 2026, Ha Noi expects 15 new projects spanning 389,770 m2 NLA. Of these, 18% will be green-certified. Projects include 27 Ly Thai To, Grand Terra - 36 Cat Linh and Taisei Square Hanoi.

27 Ly Thai To  

27 Ly Thai To is a complex with offices for lease, retail space for lease and a luxury Fairmont hotel. With a prime location and luxurious services, the project is the top destination for businesses, shoppers, and tourists in the centre of Ha Noi.
