Investment Activity Picks Up

• Beijing's en-bloc investment market remained active in H1/2026. Transaction value increased 25% QoQ to RMB16.0 billion in Q2/2026, bringing the H1/2026 total to RMB28.9 billion, up 63% YoY.

• Investment activity focused on Grade A offices with strong operating performance, owner-occupied office buildings in business parks, and modern logistics warehouses.

• First-hand strata-title office transactions totalled 161,737 sqm in Q2/2026, with a transaction value of RMB6.0 billion.

• First-hand strata-title retail transactions totalled 90,938 sqm, with a transaction value of RMB1.5 billion.

• A total of 29 land plots were sold in Q2/2026, with a combined transaction value of RMB38.1 billion, comprising 14 residential, seven commercial and eight industrial sites.

• More realistic pricing is creating opportunities for long-term investors to acquire quality commercial assets, supporting a gradual recovery in investment activity.
