New policies for housing quality leap
• Guangzhou planned to launch 131 residential land lots in 2025, with over 50% located in core areas, up 21.5 ppts YoY.
• During Q1/2025, two residential land lots were sold for RMB1.96 billion with land area totalling 50,246 sqm.
• Guangzhou’s first-hand residential supply volume decreased by 46.1% QoQ and 19.7% YoY to 0.69 million sqm.
• As of end-Q1/2025, the citywide first-hand residential transaction volume decreased by 49.6% QoQ to 1.24 million sqm.
• Guangzhou’s residential sales prices fell by 2.7% QoQ and 18.1% YoY to an average of RMB37,223 psm by end-Q1/2025.
• According to Guangzhou’s housing market annual development plan, 54,000 housing units with a total GFA of 5.65 million sqm are set to launch in 2025.
