Savills Appointed as Sole Agent for the Sale of a Whole-Block Composite Building in Kennedy Town

International real estate firm Savills has been appointed as the sole agent for the sale of No.103 – 105 Belcher’s Street, Kennedy Town ("The Property"). The Property has a total gross area of approximately 11,529 square feet. It is offered for sale on an “as-is” basis with existing tenancies.

The Property is a 9-storey composite building comprising retail and residential components. The ground floor, mezzanine floor and 1st floor are designated for retail use, while the 2nd to 7th floors consist of domestic units. The retail portion has a gross area of approximately 4,443 square feet, while the residential units offer saleable areas ranging from approximately 479 square feet to 507 square feet. The Property is served by an independent staircase, providing flexible planning and usage potential.

Strategically located in the heart of Kennedy Town, the Property enjoys close proximity to the University of Hong Kong and several established residential communities. The surrounding area is densely populated and offers a comprehensive range of amenities, with an abundance of dining and retail establishments. Kennedy Town MTR Station is just a 2-minute walk from the Property, providing excellent connectivity and convenient access to Hong Kong Island, Kowloon and the New Territories.

Mr. Jacky Fung, Senior Associate Director of Investment at Savills Hong Kong said, “The Property is being offered for sale with an indicative price of approximately HKD130 million. The shops and residential units are currently generating stable rental income, providing purchasers with immediate cash flow upon acquisition. In addition, the residential portion offers significant asset enhancement potential and may be repositioned as student accommodation. Preliminary plans have been prepared for the installation of a lift and the reconfiguration of the residential floors into approximately 30 rooms, subject to the approval of the relevant authorities.

Given the Property's proximity to the University of Hong Kong and other tertiary education institutions, it is well positioned to benefit from the growing demand for student housing from both local and international students. The asset is expected to offer investors stable rental returns alongside long-term capital appreciation potential.”
