Savills and Colliers Appointed as Joint Sole Agent for the Tender Sale of the En-bloc Sea-View Commercial Building, NEO

International real estate firm Savills and leading diversified professional services and investment management company Colliers have been appointed by the receiver as the joint sole agent for the public tender sale of NEO, 123 Hoi Bun Road, Kwun Tong (the “Property”). The Property will be sold on “as-is” basis partly with vacant possession and partly with existing tenancies.

Completed in 2019, NEO occupies a site area of approximately 48,500 square feet. The Property features 19 office floors with a typical floor plate of over 30,000 square feet, along with a 5-storey car park offering over 400 parking spaces. Designed by a top-tier architectural team, the project has achieved Platinum certifications under both BEAM Plus and LEED.

The Property offers exceptionally high flexibility in space utilization and can be divided into East and West office towers. Subject to relevant government approvals, both towers can feature their own independent lobbies, naming rights, and exterior signage. Furthermore, the building's LED facade screen provides significant branding and promotional value. Complemented by comprehensive facilities such as an all-weather drop-off area and a roof garden, it is highly suitable for large multinational corporations or financial institutions seeking a corporate headquarters.

Located in the prestigious CBD2 of Kowloon East, the Property is a rare waterfront landmark in the district. It boasts a 270-degree unobstructed view of Victoria Harbour and is the closest full-sea-view office building to an MTR station in the vicinity. The Property enjoys an excellent transportation network, being just a 5-minute walk from the Ngau Tau Kok MTR Station. By car, it takes only about 9 minutes to reach the Hong Kong West Kowloon Station via the Central Kowloon Bypass, and approximately 15 minutes to the Central core business district. The surrounding area is well-equipped with various restaurants, banks, hotels, and fitness centres, offering mature and comprehensive business amenities.

Mr. Raymond Wan, Chief Senior Director of Investment at Savills Hong Kongsaid, “Boasting a 270-degree unobstructed Victoria Harbour view and Platinum certifications in both BEAM Plus and LEED, NEO stands out as a flagship asset in Hong Kong's commercial real estate market. The Property can be flexibly divided into East and West towers, each with independent lobbies and naming rights, offering buyers immense brand promotion opportunities and flexibility for business expansion. With the Central Kowloon Bypass further enhancing the accessibility of Kowloon East, we are highly confident in the response to this tender and anticipate active participation from enterprises and investors looking to establish or consolidate their headquarters in Hong Kong.”
