Savills Singapore to launch The Opal Building at Dyecoats riverside residences in Leeds’ major regeneration district

Savills Singapore is pleased to launch The Opal at Dyecoats, a new riverside residential development in Leeds, one of the UK’s fastest-growing regional cities.

Developed by Latimer Homes, part of Clarion Housing Group — one of the UK’s largest housing organisations managing over 125,000 homes nationwide — Dyecoats forms part of a large-scale regeneration within the West End Riverside Development Corridor, less than a mile from Leeds city centre. The masterplan is set to deliver up to 1,860 new homes alongside landscaped public spaces, retail and community amenities, transforming a historic waterfront into a vibrant new neighbourhood.

The Opal comprises 196 one- to three-bedroom apartments in a 16-storey tower overlooking the River Aire. Residents will benefit from on-site amenities including concierge services, co-working facilities, residents’ lounges and landscaped riverside walkways. Residents will also have convenient access to a Food Hall and Public Square within the development. Apartments will be offered with a 999-year lease and a 10-year National House Building Council (NHBC) warranty, with completion anticipated in Q4 2027.

Leeds has emerged as one of the UK’s most dynamic regional economies and is widely recognised as the largest financial and professional services hub outside London, supported by a diverse base spanning finance, technology, healthcare and professional services. One of the UK’s leading university cities, it is home to institutions such as the University of Leeds and Leeds Arts University, with more than 65,000 students from around the world. With 27% of graduates choosing to remain in the city each year, Leeds continues to build a strong and growing talent base that attracts employers relocating operations outside London.

Beyond its economic strength, Leeds has also developed a vibrant arts and cultural landscape, with venues such as Leeds Playhouse and Leeds Art Gallery, alongside events like the Leeds International Film Festival, contributing to the city’s reputation as a creative and energetic regional hub.

Residents benefit from a well-established mix of retail, dining and leisure offerings, ranging from historic Victorian arcades and major shopping destinations such as Trinity Leeds and Victoria Gate to a diverse selection of restaurants, cafés and independent eateries. Together with ongoing regeneration across the city centre and waterfront districts, these amenities support Leeds’ positioning as a liveable and well-connected regional city.

Richard Cook, Chief Development Officer at Clarion Housing Group, comments: "Leeds is a city with strong economic foundations and clear long-term growth. Dyecoats has been carefully planned to reflect that strength, creating high-quality homes in a riverside setting that connects directly to the heart of the city."

Adrian Lim, Senior Director and Head of International Residential Sales at Savills Singapore, says: "While investors have become more selective in the current environment, we are seeing continued interest in well-located developments within established regional cities such as Leeds, where regeneration, employment growth and a strong student population continue to support long-term housing demand.

For many Singapore buyers today, the focus is less on short-term gains and more on building a diversified property portfolio anchored by cities with resilient fundamentals and relatively accessible entry prices compared with London."
