Green certifications, smart real estate and prospects for 2021

Demand is increasing for both green and smart real estate. More developers are incorporating features into projects to boost their competitiveness. Mr. Matthew Powell, Director of Savills Hanoi, pointed out some analysis surrounding this market in Vietnam.

Green Building Certifications

The green factor does not lie in the expense of the projects but lie in the architecture, operation and management process. Each detail in design, natural ventilation system, heating system, building materials and air quality plays an important part in developing green construction.

There is a big difference in buildings advertised as “green” against those being “green” certified. Certifications are not based on natural features but mostly on principles of sustainable development and designed environments in office and residential projects. There are many types of green certifications in Viet Nam and overseas. To become green certified requires checking off a list of identified green factors.

Certificates need to follow the standards of the USA’s Green Building Council and Leadership in Energy and Environmental Design (LEED) or the UK’s Building Research Establishment Environmental Assessment Method (BREEAM). In green real estate transactions, buyers should test certification sources of the project.

Technology In Real Estate

Applying technology contributes to time-efficiency and convenience. For the residential real estate industry, the digitization has helped reduce labor force, especially in the phases related to paperwork, transaction processing and research.

Proptech is the outstanding activity in the real estate’s technology wave. A number of Proptech companies have come into operation and investment capital flows gradually poured into this field. Savills has applied many types of technology in the process of trading, research, valuation and real estate management. It can be said that Proptech in Vietnam is more widely adopted than other markets, including developed markets in the world.

Notably, the Government is creating a lot of opportunities in this field, including support for smart city projects and digitalization plans for government documents and land registration process.

Prospects for 2021

The quality of facilities and equipment in residential real estate projects is continually improving. Green and smart real estate models bring a customer-centered perspective. Developers need to proactively improve service quality, project design and adopt more technological elements in the process. In a portfolio of more than 100 projects managed by Savills, Property Cube application software is the official communication tool between residents and the Management Board. Property Cube received a lot of positive feedbacks from its users.

Applying technology to real estate management is becoming indispensable. Incorporating green factors in real estate development is very important when the demand for green living spaces increases, prompting developers to catch up with the trend.
