Green Building Certifications
The green factor does not lie in the expense of the projects but lie in the architecture, operation and management process. Each detail in design, natural ventilation system, heating system, building materials and air quality plays an important part in developing green construction.
There is a big difference in buildings advertised as “green” against those being “green” certified. Certifications are not based on natural features but mostly on principles of sustainable development and designed environments in office and residential projects. There are many types of green certifications in Viet Nam and overseas. To become green certified requires checking off a list of identified green factors.
Certificates need to follow the standards of the USA’s Green Building Council and Leadership in Energy and Environmental Design (LEED) or the UK’s Building Research Establishment Environmental Assessment Method (BREEAM). In green real estate transactions, buyers should test certification sources of the project.
Technology In Real Estate
Applying technology contributes to time-efficiency and convenience. For the residential real estate industry, the digitization has helped reduce labor force, especially in the phases related to paperwork, transaction processing and research.
Proptech is the outstanding activity in the real estate’s technology wave. A number of Proptech companies have come into operation and investment capital flows gradually poured into this field. Developers need to proactively improve service quality, project design and adopt more technological elements in the process.
